Here's where the Las Vegas valley stands this month, broken out by area so you can zero in on exactly where you're buying or selling. The headline: the valley-wide median existing single-family price has eased to $480,000 — down about 2% from the record $490,000 set this spring, and about 1% below a year ago — while closed home sales still ran slightly ahead of last July (up about 1%). So this is a market cooling gently, not falling.

What has changed is pace and leverage. Single-family listings without an offer have climbed to about 7,400 — up roughly 4% from a year ago — leaving the valley with close to a four-month supply, and days on market are up in essentially every area. That's the single most consistent signal in this month's data, and it's the one that matters: buyers finally have time to think and room to ask, while well-priced sellers are still getting strong numbers. Meanwhile mortgage rates held near 6.66% — about where they sat a year ago — which is why payment math, not sticker price, is driving most decisions right now. Jump straight to your area below.
