Las Vegas & Henderson Market Report
September 2026 · Updated monthly by Megan Stephens
Here's where the Las Vegas valley stands this month, broken out by area so you can zero in on exactly where you're buying or selling. The headline: the valley-wide median existing single-family price has eased to $480,000 — down about 2% from the record $490,000 set this spring, and about 1% below a year ago — while closed home sales still ran slightly ahead of last July (up about 1%). So this is a market cooling gently, not falling.
What has changed is pace and leverage. Single-family listings without an offer have climbed to about 7,400 — up roughly 4% from a year ago — leaving the valley with close to a four-month supply, and days on market are up in essentially every area. That's the single most consistent signal in this month's data, and it's the one that matters: buyers finally have time to think and room to ask, while well-priced sellers are still getting strong numbers. Meanwhile mortgage rates held near 6.66% — about where they sat a year ago — which is why payment math, not sticker price, is driving most decisions right now. Jump straight to your area below.
The Valley at a Glance
Market by Area
Summerlin (Overall)
Limited buildable land and steady high-income demand keep Summerlin the valley's premium market. Prices are firm at the top of the valley range, but luxury and new-build inventory has loosened and homes are taking noticeably longer to sell this summer.
Median Price $745,000 |
Year over Year ▲ 2.5% YoY |
Avg Days on Market 55 |
Henderson (Overall)
Top-rated schools and master plans like Inspirada and Cadence keep Henderson one of the valley's steadiest performers. Single-family values are essentially flat year-over-year while buyers enjoy more selection than they've had in years.
Median Price $535,000 |
Year over Year ▼ 1.0% YoY |
Avg Days on Market 57 |
Northwest Vegas
Family-friendly and newer, with Skye Canyon and Centennial Hills anchoring strong new-construction demand. Resale prices have softened slightly as inventory rebuilds — one of the better spots in the valley to negotiate right now.
Median Price $482,000 |
Year over Year ▼ 2.0% YoY |
Avg Days on Market 53 |
Southwest Vegas
One of the valley's fastest-growing corridors (89141, 89113, 89178) with heavy new-build activity — still posting the strongest appreciation in the market, though homes are sitting materially longer than a year ago.
Median Price $498,000 |
Year over Year ▲ 2.5% YoY |
Avg Days on Market 62 |
North Vegas
The valley's most affordable entry point and its best value — great for first-time buyers, with the shortest days on market of any major area and steady, unspectacular price growth.
Median Price $425,000 |
Year over Year ▲ 0.5% YoY |
Avg Days on Market 47 |
East Vegas
Established, central, and value-priced relative to the west side. Prices are roughly flat to modestly lower year-over-year, and sample sizes are small, so pricing here is street-by-street.
Median Price $378,000 |
Year over Year ▼ 1.0% YoY |
Avg Days on Market 48 |
Neighborhood Deep-Dive
Want to focus on a specific community? Here are detailed reads on the valley's most-requested master plans.
Summerlin West
Newest Summerlin villages and the heart of Megan's new-construction coverage at grandparknewhomes.com. The valley's priciest submarket by a wide margin; prices have eased slightly year-over-year as builders release more standing inventory.
Median $850,000 |
YoY ▼ 2.2% YoY |
Days on Mkt 58 |
Inspirada
Henderson master plan beloved by families for parks, trails, and newer homes — one of the area's steadiest appreciators, and one where the single-family median runs well above the townhome-blended numbers you'll see online.
Median $599,000 |
YoY ▲ 2.0% YoY |
Days on Mkt 55 |
Cadence
Fast-growing Henderson community with amenity-rich living and active new construction. Builder base prices start far below the resale median here, which is exactly why the entry-price headlines mislead buyers.
Median $550,000 |
YoY ▲ 2.2% YoY |
Days on Mkt 47 |
Green Valley
Established, central Henderson with mature neighborhoods and top schools. Blended across Green Valley Ranch, North, and South — the Ranch runs meaningfully higher than the other two, so ask me for a street-level read.
Median $525,000 |
YoY ▲ 1.0% YoY |
Days on Mkt 52 |
Skye Canyon
Northwest favorite; fitness-focused amenities and heavy new-build demand keep values climbing modestly even as the broader northwest cools.
Median $592,000 |
YoY ▲ 2.1% YoY |
Days on Mkt 58 |
Sunstone
Newer NW master plan along the 215 with brand-new construction from Lennar, Shea, and Woodside. The strongest year-over-year number in this report — though with new-construction-heavy volume, the median tracks builder release mix as much as true appreciation.
Median $640,000 |
YoY ▲ 7.2% YoY |
Days on Mkt 56 |
Centennial Hills
Spacious NW value with newer homes and easy access to the 215. High sales volume makes this one of the most reliable reads in the valley — and it's down slightly, which means room to negotiate.
Median $505,000 |

Financing & Interest Rates
Rates move the market more than any single statistic — they decide what you can actually afford. Here's where financing stands as of August 27, 2026.

Why a single point matters 💰
On a typical $480,000 valley home with 20% down, the monthly principal & interest is about $2,468 at today's 6.66%. If rates drop a full point, that same home costs roughly $2,219/mo — about $249 less every month. This is why pre-approval and rate timing matter as much as price. (Estimate, P&I only; taxes, insurance & HOA not included.)

Data compiled from Las Vegas REALTORS® (LVR), Redfin, and area market reports for September 2026. Area and neighborhood figures are single-family only and reflect the most recent complete reporting period available, which lags the valley-wide LVR number by several weeks; some levels differ from prior issues because condo and townhome sales were removed. Rates: Freddie Mac PMMS, Mortgage News Daily, Veterans United and Bankrate as of August 27, 2026. Figures are medians and approximate; individual homes and streets vary widely. Not an appraisal.
