Search “best realtor in Summerlin” and you get lists ranked by sales volume. Volume tells you an agent closes a lot of resale deals. How to judge a new-construction agent in Summerlin

01  They register you before your first builder visit, and tell you why

Builders only recognize your agent if you are registered, or your agent is with you, on the very first visit. Miss that and you can lose representation at that community. A good agent brings this up before you ask, and explains that on new construction the builder pays your agent, so representation costs you nothing.

02  They know this week’s incentives, not last month’s

Rate buydowns, closing-cost credits and design-center dollars change constantly and differ by community and by quick move-in home. Ask an agent what Summerlin builders are offering right now and where they checked. If the answer is vague, they are not tracking it.

03  They read the homesite, not the model

The model is staged to sell. The homesite is what you live with: what is being built behind it, the lot premium, the sun exposure, any SID/LID assessment, and the HOA and sub-association dues. A new-construction specialist can tell you which Grand Park lot backs the future school site, or which Kestrel homesite catches the Red Rock view.

04  They can do the whole thing remotely

A large share of new-construction buyers here relocate from out of state. The agent should tour models and the actual lot with you live on FaceTime, film narrated walkthroughs, and handle registration, negotiation and e-signing without you flying in.

05  They give you the all-in number before you sign

The “from” price is not the price. Lot premium, structural options, design-center upgrades and closing costs routinely add tens of thousands. Ask for the all-in estimate on a specific homesite before you write an offer.
