Taylor Morrison has cut its Las Vegas sheet down to a single rate, that rate is tied to one Summerlin community, and tomorrow is the last day to contract. The only financing offer posted today is 3.99% (4.07% APR), a 30-year fixed conventional loan through Taylor Morrison Home Funding, Inc., scoped in the fine print to select quick move-in homes at Lark Hill at Summerlin rather than to Las Vegas-area homes generally. The posted promotion period is 7/30/26–9/15/26 on contracts entered in that window, with eligible homes closing on or before 10/15/26; both dates were re-read today and are unchanged. The APR is quoted on a $548,590 total purchase price with a $438,872 loan, 20% down and a 780 median credit score, with a minimum loan amount of $225,000, and the fine print posts that at closing the seller will pay up to $12,000 toward the temporary buydown fund, closing costs, prepaids and/or discount points. The offers this page carried earlier are still gone: the 4.99% (5.07% APR) second rate, Buy Build Flex®, and the 5%-down option with no monthly mortgage insurance; the 4.50% (5.28% APR) FHA rate remains absent. Buyers must pre-apply with the affiliated lender before submitting an offer.
