Richmond American’s full Las Vegas rate sheet is still up, and every offer on it must be contracted by 9/15/26 — tomorrow. The whole sheet was re-read at source today and is unchanged. Nine fixed-rate offers are posted, all through HomeAmerican Mortgage Corporation on select homes, first come, first served. Six contract by 09/15/2026 and close by 12/31/2026: FHA 4.999% (5.737% APR) and FHA 5.500% (6.244% APR) at 3.5% down, conventional 5.375% (5.508% APR) and conventional 5.999% (6.140% APR) at 10% down, and VA 4.999% (5.287% APR) and VA 5.500% (5.796% APR) at 0% down. Three more contract by 09/15/2026 and close by 02/26/2027 — FHA 4.999% (5.737% APR), conventional 5.375% (5.508% APR) and VA 4.999% (5.287% APR) — a five-month runway that suits a home still being built. Richmond posts that these fixed rates come from applying closing-cost assistance toward a permanent buydown, so what you actually get depends on the assistance attached to your home. Two adjustables sit alongside them, both contract 9/1–9/15/26 and close by 10/30/26: a conventional 7/6 ARM at 3.999% (4.589% APR) fixed for 84 months then adjusting every six months to a maximum of 8.999% (6.508% APR), and a 5/1 ARM at 3.750% (5.171% APR FHA, 4.778% APR VA) fixed for 60 months then adjusting annually to a maximum of 8.750%. An adjustable rate is not a fixed rate — know what the payment becomes after the fixed period before you sign. Cactus Bloom, Iris Glen and Primrose Park are all still selling, with move-in-ready homes and homes under construction. This builder rewrites its Las Vegas sheet more often than any other, in both directions, so confirm the rate, the eligible home and the 9/15 contract date with the sales office and get it in writing (verify)
