Communities and availability change throughout the year. I keep a live read on which Pulte Homes homes and lots are most negotiable right now.
Pulte posts nothing for a thirty-third straight day, and today’s read closes the question using Pulte’s own markup. Its Las Vegas metro page was re-read at source today in a real browser, and the page source carries the comment “No promotion available.” at the point where its promotions module would render. There is no offer rate anywhere — not in the visible text, and not in the underlying markup either, which is the check that matters on a builder site that renders its offers in script: a search of today’s rendered page turns up no percentage figure of any kind. Every “APR” a text search finds on the page belongs to the community name Caprock at Ascension, not to a rate. There is no dollar incentive and no promotions link, and pulte.com/promotions returns a 404. That is Pulte’s metro page, not Pulte’s communities: ask the community what is attached to the specific home, because community-level and quick-move-in incentives are frequently real on a Pulte home when the metro page is silent. Caprock at Ascension and Glass Canyon are both still listed as coming soon.
The posted offer is rarely the best one. Let me register you and negotiate the full picture.
Get this Pulte Homes dealA builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.
The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
