This week’s Lennar incentive*

Lennar’s signing window closed on 9/13/26, and nothing has replaced it yet. The Las Vegas promotion page is still live, still titled “Labor Day Sale 2026,” and still reads: purchase agreement signed and delivered on a select new home in the greater Las Vegas area between 09/08/26 and 09/13/26, closing and fully funding on or before 10/23/26, financing through Lennar Mortgage, LLC. As those terms read today, a contract written now does not meet them, and Lennar has posted no new window and no new dates — so ask the sales office in writing what is actually open before you count on anything. Summerlin has also come off the participating list. The promotion page names 13 Las Vegas-area communities today, down from 14, and Summerlin — Mockingbird is no longer among them: it lists Sunstone (Alia Pointe), Avery Pointe, The Estates (Grand Canyon), Cadence (Midtown Forte), Inspirada (Lucere Place), Triad Springs (Paradise Park), Windriver (Windriver Place), The Fields and four Lake Las Vegas neighborhoods. Individual listings, including Summerlin ones, still carry a “Fall Super Sale” badge that links back to this same lapsed page and that Lennar defines with no separate posted terms, so the badge on a listing is not proof an offer applies to it. While the window ran, the posted example was a $496,142 home price with a minimum 3.5% down and a closing credit capped at $6,000 as determined on your Loan Estimate, excluding prepaids and not usable to buy the rate down further; there was never a headline rate percentage published for Las Vegas. Lennar now shows 108 available homes across 31 Las Vegas-area communities, down from 110 — those are move-in-ready listing prices, not community base prices. Lennar has reopened a new window each time one has closed, so ask what replaces this one and get the eligible-home list and the terms in writing (verify)

What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
