This week’s Tri Pointe Homes incentive*

Tri Pointe is still publishing its Summerlin pricing, unchanged again today. Its Summerlin page lists six communities, all Now Selling: Vertex from the $500s, Aberdeen Collection I from the $600s, Aberdeen Collection II from the $700s, Edgewood from the $900s, and Carlisle Peak and Carlisle Ridge each from the $1 millions, under a masterplan headline of “Priced from $400s.” Valley-wide it posts 16 Las Vegas communities, 54 move-in-ready homes and 53 ready-to-build floor plans — one move-in-ready home fewer than the last check, with the community and plan counts flat. The money side is unchanged too: under the Live Brilliantly Sales Event, Tri Pointe lists a 1-1 Buydown Jumbo 30-Year Fixed and a 3-2-1 Buydown Conventional 30-Year Fixed — with no rate, no dollar amount, no signing deadline and no closing date, only that the savings are available for a short time only. A 1-1 buydown discounts the rate for one year instead of two, so do not assume the terms of the 2-1 it replaced carried over. The promotions it was running earlier in the summer, including the up to $100,000 closing credit at Carlisle Peak and Carlisle Ridge and the up to $50,000 credit at Lakeview Ridge, are still gone. Ask the sales office what is actually on your home and get it in writing (verify)

What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
