As listed by Toll Brothers, re-read at source October 1, 2026 — verify current pricing & availability.
Communities and availability change throughout the year. I keep a live read on which Toll Brothers homes and lots are most negotiable right now.
Toll is unchanged on today’s read — same rate, same close date, and still no signing deadline printed at all. Read at source today, by direct fetch and in the underlying markup, the National Sales Event remains gone: “National Sales Event”, “Extended Through October 25” and “10/25” return zero hits anywhere in today’s page source, and the 10/03/2026–10/25/2026 deposit window is still not printed. What remains is a single banner event in the page’s own event data: 5.49% (5.76% APR) — 30-Year Fixed, bylined “Limited Time Only on Select Homes.” Posted terms as read today: valid for new buyers who sign an Agreement of Sale on select homes on or after 10/8/26 and close by 01/08/27 — the close date Toll extended on October 30 from the 12/28/26 it had printed since October 17, and which holds unchanged today. Worked on a $555,556 sales price with a $500,000 loan and a 740 qualifying credit score, minimum 10% down, payment factor $5.67 per $1,000 financed, loan amounts between $250,000 and $832,750, primary residences only, FHA and VA loans not eligible, through Toll Brothers Mortgage Company (NMLS #18154); the disclosure is dated 10/2026. Toll’s own fine print calls the rate “subject to limited availability on select quick move-in homes” and says it “may expire without notice.” Cordillera in Redpoint Square still posts no dollar figure. The $50,000 flexible incentive and the included washer, dryer and refrigerator that came off with the event have not returned: re-read today both by direct fetch and in a real browser, Cordillera’s page returns zero hits for “incentive”, “$50,000”, “appliance” and even “5.49”. Six quick move-in homes, from $576,995, in three designs up to 2,154 sq ft. Verify every figure with Toll Brothers before you rely on it.
The posted offer is rarely the best one. Let me register you and negotiate the full picture.
Get this Toll Brothers dealA builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of that base — and if you’re choosing your finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.
The part you can’t find online is the part that matters most: which lots actually have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That on-the-ground intel protects your money and your future resale value.
That’s where I come in — tell me the community and I’ll get you the lot details, premiums and surroundings the builder won’t put on a website.
Just a friendly heads-up: to represent you, I need to be with you — or have you registered with me — on your first visit to a builder community. It’s simply how new-home builders work.
If your REALTOR® isn’t there from the start, you may not be able to have representation at that community — which can mean missing out on insider knowledge about the builder and neighborhood, current deals, promos and incentives, and the comparable sales that confirm you’re paying a fair price for your new home. Best of all, on new construction my help is at no cost to you — the builder pays your agent.
So before you go, let’s say hi — I’ll register you and we’ll plan the visit together.
