Pulte Homes in Summerlin:
Where Pulte Builds and How to Buy
Pulte is one of the names you will see again and again on Summerlin’s new-construction map. It builds guard-gated single-family homes and townhomes in Summerlin West, and it has a foothold in The Peaks too. If Pulte is on your shortlist, here is where it builds today, what is open and what is coming, and how to buy one without leaving money on the table.
Who Pulte is
Pulte Homes is the flagship brand of PulteGroup, one of the largest homebuilders in the country. Its pitch is what it calls “life-tested” design: floor plans shaped around how people actually use a home, with practical storage, everyday entries and flexible rooms that can turn into an office, a guest suite or a loft. In Summerlin that translates into one- and two-story single-family plans plus a townhome product for buyers who want less to look after.
Where Pulte builds
in Summerlin today
This is the picture as Pulte’s own Las Vegas page showed it on my latest read. The lineup moves through the year, so treat it as a starting point and check my Pulte Homes in Summerlin page for the current list.
- Brantley · 89138 Single-family, one and two stories, in Summerlin near the Red Rock foothills. This is the Pulte community with homes and plans posted right now, so it is where most buyers start.
- Glass Canyon · 89138 A new single-family community off Mountain Run Drive, listed as coming soon. Pricing is not posted yet, which is exactly when an early registration with an agent pays off.
- Caprock and The Pointe at Ascension · 89135 Pulte’s luxury product inside guard-gated Ascension at The Peaks: Caprock is two-story and The Pointe is single-story. Both show as coming soon with no price posted, so ask for the number in writing before you plan around it.
- Reverence · 89138 Reverence is Pulte’s guard-gated village with a private residents’ club. Its Monument townhomes are down to final homes, so resale and whatever Pulte releases next are the realistic paths in.
All of these sit in the newer western half of the master plan. If you are still choosing an area, my Summerlin West guide and the 89138 ZIP code guide show how the villages compare, and Grand Park covers the newest district nearby.
How Pulte pricing
really works
Like every Summerlin builder, Pulte advertises a base price. That is the plan on a standard lot with standard finishes. The finished price usually lands well above it once you add a lot premium for a better homesite and your design-center choices — buyers who personalize as they build often add around 20% to the base. I walk through the math in what “base price” really means and which design-center upgrades are worth it.
One caution: a quick move-in home’s price and a community’s “from” price are different numbers for different homes. Never use one to judge the other. If a finished Pulte home is what you want, read what to know about quick move-in homes.
Pulte incentives
and Pulte Mortgage
On my most recent reads, Pulte’s Las Vegas page has posted no metro-wide promotion at all — no advertised rate, no buydown, no dollar credit. That does not mean there is nothing to negotiate. Community-level offers are often real when the metro page is silent, and they are usually tied to a specific home and closing date. The way to find out is to ask the community about the exact home you want.
When Pulte does run an offer, it is normally tied to closing with its affiliated lender, Pulte Mortgage. That can be a good deal, but compare the full loan estimate, not just the headline rate. My guide to the builder’s preferred lender shows how, and my weekly Summerlin builder incentives report tracks what every builder is posting.
Budget for the costs
beyond the price
A Pulte home in Summerlin carries the same extra costs as any new build here: the Summerlin master association plus a village HOA (guard-gated villages such as Reverence run higher), a possible SID or LID assessment on the tax bill, and a property-tax bill that changes once the finished home is on the roll. These guides break each one down: HOA fees, SID and LID fees and the year-two tax bill.
Register before
your first visit
This is the step that costs Pulte buyers the most when they skip it. To represent you, I need to be with you — or have you registered with me — on your first contact with a builder community. That includes a phone call, a chat or an online form, not just a walk into the sales office. If your agent is not registered from the start, the builder may not let you add one later. My help costs you nothing on new construction; the builder pays the agent’s commission.
Many of my Pulte buyers are relocating, and plenty of them tour by FaceTime before they ever fly in. I register you, walk the model and the actual homesite on video, and get you the lot premiums, the views and what is planned next door. Here is how the process works, and the Summerlin relocation guide covers the rest of the move.
