Toll Brothers in Summerlin:
Every Community, Compared

Toll Brothers is the only builder in Summerlin selling a $435,000 condo and a $3,150,000 view home on the same morning. That is the thing most buyers do not realize when they type the name into a search bar: “Toll Brothers in Summerlin” is not one community and one price. It is seven of them, spread across five villages, and they have almost nothing in common.

Here is the whole map — where each one sits, what it costs, and the questions I would ask before I walked into any of them.

These are the base “from” prices as Toll Brothers listed them on its own Nevada page on September 8, 2026. Base prices move when a new phase releases, and they are not what a move-in-ready home costs — more on that below. Verify before you rely on anything.

Everything else with the Toll Brothers name on it in the valley — Crestwood Ranch, Elkhorn Grove, Skye Canyon, Incanta Lago, Inspirada — is not in Summerlin. That distinction matters more than it sounds: it changes your association dues, your schools, your commute and your resale comparables. If a listing site tells you a home is “Summerlin area,” check the village, not the marketing.

Three price tiers, one builder

Read the list again and a shape appears. Under $700,000, Toll Brothers in Summerlin means attached — The Loughton, Cordillera, Raven Crest. Between roughly $930,000 and $1.4 million you are choosing between a large single-level condo at Mira Villa and a detached home at Glenrock. Above that, Ascension is a different conversation entirely.

Buyers get stuck at the seam between tiers, usually around the $650,000–$900,000 mark, where the Toll Brothers options thin out and other builders fill the gap. What a “from” price
does not include

Every number above is a base price for the least expensive plan on the least expensive homesite, before you have chosen a single thing. Two additions land on top of it. The first is the lot premium — the view row at Glenrock, the end unit at Cordillera, the corner that does not face a parking court. The second is the design studio, where selections routinely add around 20% to a base price by the time the home is finished.

A quick move-in home plays by a completely different rulebook. Those are already built, already optioned, and their prices have almost no relationship to the base price of the community they sit in — sometimes higher, sometimes discounted because the builder wants it closed this quarter. The financing sheet, and why
it is worth asking about

As of September 8, 2026, Toll Brothers is publishing a Nevada first-year rate of 3.99% (6.04% APR) (updated September 11 — Toll has since replaced this offer. The 30-year fixed 2/1 buydown described here is no longer posted; the deal on Toll’s Nevada and Las Vegas pages today is a Jumbo 5/1 ARM at 3.99% (6.79% APR) first year, minimum 20% down, loan amounts $650,000–$2,000,000, signed on or after 8/12/26 and closing by 10/30/26. The rate, APR, down payment and closing deadline above are all superseded.) on a 30-year fixed loan with a 2/1 buydown through Toll Brothers Mortgage Company — 3.99% in year one, then 4.99%, then 5.99% for the remaining term. It carries the usual conditions: select quick move-in homes, a closing deadline, a credit-score and down-payment floor, primary residences only, and a lock through the builder’s own lender. Toll has also moved its National Open House to September 12–13 (updated September 14 — that event has now been and gone, and no replacement event is posted on Toll’s Nevada or Las Vegas pages).

Offers like this rotate constantly, so treat that paragraph as a snapshot rather than a promise, and confirm the current terms at the sales office. What does not change is the arithmetic: on new construction, a builder will almost always move further on financing than on price, because a rate concession does not damage the closed comparables the next buyer sees. Buying from out of state

A large share of the people buying Toll Brothers homes in Summerlin are still living in California, Washington, Texas or Arizona when they decide. That works fine. I walk the models on FaceTime, stand on the actual homesite on video so you can see what is behind it and beside it, pull the plat and the premium sheet, and get the association budget in front of you before anything gets signed.

One thing has to happen first, and it is not negotiable by anybody: register with me before your first visit to a Toll Brothers model, in person or online. Builders honor whichever agent is named on that first sign-in, and on new construction the builder pays your agent — so having representation costs you nothing, and skipping it costs you the incentive intel, the lot knowledge and the comparable sales that prove the price is fair.
