● Current incentive: rate buydown available*
This week: Toll has pushed its close date out to January 8, and four signing deadlines land this weekend. Tri Pointe is still posting The Value of Now Sales Event as a single 1-0 buydown conventional 30-year fixed — 3.99% then 4.99% (5.702% APR) — on move-in-ready homes bought by November 25, and Vertex in Summerlin carries it. KB Home’s 4.99% ARM and Taylor Morrison’s Lark Hill both require a contract by October 31 — tomorrow. Lennar’s Black Friday window and Taylor Morrison’s metro sheet run to November 1 — two days. Woodside and Richmond American both run to November 15 (sixteen days), and Taylor Morrison’s Ashland has been extended to November 30. Toll still banners 5.49% (5.76% APR) with no signing deadline at all, and pushed its close out today to 01/08/27 from 12/28/26. Pulte posts nothing for a thirty-second straight day — its own page source reads “No promotion available.” Every figure here was re-read at each builder’s own page today.Toll Brothers — close date extended to 01/08/27; the National Sales Event is still gone. “National Sales Event”, “Extended Through October 25” and “10/25” return zero hits in today’s page source, rendered page and markup both. The rate still banners 5.49% (5.76% APR) 30-year fixed for agreements signed on or after 10/8/26 closing by 01/08/27 — extended today from 12/28/26, with no signing deadline printed, and the page warns it may expire without notice. Cordillera in Redpoint Square still posts no dollar figure: the $50,000 flexible incentive and the included washer, dryer and refrigerator have not come back. Still six quick move-ins, from $576,995Lennar — unchanged; two days left to sign. At lennar.com/new-homes/nevada/las-vegas/promo/nevlen_bf26 the hero legal copy and the numbered fine print both still print the same window — purchase agreement signed and delivered 10/26/26–11/01/26, closing and funding by 11/20/26. Both 2/1 ladders remain in the markup rather than as visible copy (FHA 2.750% / 3.750% / 4.750%, 5.532% APR and conventional 2.99% / 3.99% / 4.99%, 5.089% APR on $370,201). The eligible list holds at fifteen communities; Summerlin – Sandpiper is still the only Summerlin entryPulte — nothing posted, a thirty-second straight day, and the page source still says it outright: the comment “No promotion available.” sits where its promotions module would render. No offer rate anywhere in the rendered Las Vegas page or its markup — the “APR” hits a text search finds belong to Caprock at Ascension — no dollar incentive and no promotions link; pulte.com/promotions returns a 404, and the only promotional fine print left belongs to a window that closed 8/31/2026. Ask the community what is attached to the specific homeTri Pointe — unchanged on a second day posted, still a different offer from the three it withdrew. The Las Vegas promotions page now renders one card under The Value of Now Sales Event: Special Rate — 1-0 Buydown Conventional 30 Year Fixed Financing, at 3.99% (5.702% APR) in year one and 4.99% (5.702% APR) for years two through thirty on a $650,000 / $520,000 example at 20% down and a 740 score, with the builder paying $41,091.79 in points and fees. Move-in-ready homes at list price through Tri Pointe Connect, purchase by 11/25/26 and close by 12/29/26. The 2.99% (6.236% APR) buydown and the 4.99% conventional and FHA fixeds this site carried through October 26 have not returned and stay off. Vertex now carries the Available Promotions blockKB Home — unchanged for a twenty-ninth day, one day left — tomorrow, the last October deadline in the valley. As low as 4.99% (5.781% APR) on a 5/1 ARM through KBHS Home Loans, sign by October 31; the worked FHA example steps to $2,960 at 6.430% (7.225% APR) at payment 61, and the APR already factors in a $5,000 closing cost credit. Lowest headline on the page, and the one that moves the mostWoodside — unchanged, sixteen days to contract. The rate table prints “Contract by 11/15/26” under all three cards — 4.999% (5.737% APR) 30-year FHA, 4.999% (5.287% APR) 30-year VA and 5.375% (5.508% APR) 30-year conventional through HomeAmerican Mortgage — with homes closing by 12/31/26, available while funds last. Tied with Richmond American for the longest signing runway on this pageTaylor Morrison — metro sheet unchanged, two days left, but Ashland’s window has been extended. Contracts entered 10/19/26–11/1/26 closing by 12/31/26 on the FHA 30-year fixed at 4.875% (5.799% APR), the conventional 30-year fixed at 5.49% (5.60% APR) and the 7/6 ARM at 3.25% then 4.25% (5.49% APR), plus Save up to $50,000 in Closing Costs. The “Buy Build Beyond” tile is still off the metro sheet — zero hits again today; the “14-Day Sale” heading still sits above the Summerlin community pages with no rate, figure or deadline attached. In Summerlin, Lark Hill’s own 10/13–10/31/26 window is the tightest — one day — with up to $14,000 in closing costs and a 12/15/26 close, while Ashland’s “Save up to $50K Your Way” flex cash now runs on contracts entered 8/1/26–11/30/26 closing by 12/31/26Richmond American — deadline unchanged, sixteen days to contract; two of the five tiles are adjustable-rate, and the nine fixed tiers print their APRs and required down payments on screen. On screen: introductory payments based on 3.500% (6.244% APR), 4.500% (6.244% APR) and 4.999% (6.749% APR), plus 4.250% (5.421% APR) 30-year adjustable FHA and 4.999% (5.143% APR) 30-year adjustable conventional. Behind them, nine 30-year fixed promotions all contract-by 11/15/2026 — six closing 12/31/2026 at FHA 4.999% / 5.500%, conventional 5.375% / 5.999% and VA 4.999% / 5.500%, and three closing 03/31/2027 — as a permanent buydown funded by closing-cost assistance through HomeAmerican MortgageUpdated weekly by a local agent*

What the builder’s website won’t tell you

A builder’s base price is only the starting point. Builders add lot premiums for the best homesites on top of base — and if you’re choosing finishes and options as you build, you’ll typically add around 20% to the base price by the time the home is done.

The part you can’t find online is what matters most: which lots have the views, how the home sits on the street (sun, privacy, who’s next to and behind you), what’s being built around it, and the real lot premiums. That’s local knowledge — and it’s exactly what I get for you so you don’t overpay and protect your resale.

For out-of-state buyers

Out of state? I’ll be your eyes on the ground.

I live right here in Summerlin, and I’m happy to drive to any builder and film any model, home, or specific lot for you — no questions asked — so you can see it live on FaceTime or in a personal video sent to your private folder.

The one rule that protects you: I just need to register as your REALTOR® with the builder and be with you on your first visit. That keeps your representation — and my insider knowledge of lots, views, premiums and incentives — working for you, at no cost. I’d love to show you everything Las Vegas and Summerlin have to offer for you and your family.
